We booked the Junior Suite for two nights. The building was easy to fine and extremely well located. The room being with the view on the Grand Canal was absolutely fantastic. The room was clean, the shower worked well and really there is not much to criticise. When we arrived the room was nice and warm. The heating worked really well. It also was a nice surprise to see that they had a Nespresso coffee machine in there!! Was so lovely to have a coffee in the morning over looking at the grand Canal... 😍 I would say that the only downside with this accommodation is communication with the people who managed the room. I contacted them to ask further info about checking in - Had no reply. I contacted them through WhatsApp when arrive at the airport to let them know of our arrival. Contacted them again to say that we were 15 min away it was 8.40pm. Had no reply. Once we arrived, you have to ring a bell on the main building door. That door is then opened remotely by someone. No-one answered! I whatsapp them straight away to let them know we had arrived- No reply. We were extremely lucky we only had to wait 5 minutes as some people who had the key to that main door let us in! Once you pass the main door, you have codes to access your room. The management team came back to me 30 min later (they did not know we had managed to get in). This is the answer I got back: 'Dear Guest, Thank you for your message. At the moment we are not available. Our message service is open from 10am to 10pm. We will answer as soon as possible, Best regards. got that reply at 21.08pm ... not even 10pm!!! Personally, if they were to sort that main door arrival problem out (we seem not to be the only one to have had that problem) It would be the ideal room and they would get a top score all along. But that made the experience stressful to be honest.... We were just super lucky to have someone else opening that front main door to us!!! NOT GOOD ENOUGH

The property was a little hard to find, but once we found it, the directions made sense. You must follow their instructions for check-in though, because staff leaves at the end of day. The location was perfect, sitting next to the water taxi. The Academia Bridge is only a four minute walk which takes you to another taxi stop and over to more parts of the island. We loved the room we stayed in that overlooked the Grand Canal. It’s an 1800’s building so it shows, but knowing that adds to the character and charm of your stay. There is a living room area as well with windows that open to the canal for those who have garden rooms. I didn’t see anyone sitting in there so it’s a perfect place for the residents of the garden rooms to sit and soak in the view. The beds were comfy, even the sofa bed. I slept great every night.

Amazing view! We had the Junior Suite room and it had a large window opening up to the grand canal (photo attached); we could've sat there all day watching the boats go by. Not all rooms have a canal view, but there is a rather large common area with multiple windows opening up to the canal that our group used as well. The room itself was spacious and had everything you'd need (espresso maker and pods, hair dryer, toiletries, etc). The location was also extremely well situated for walking around to see the main sights. We were only there for one night and easily made it around to everything we wanted to see with time to spare. There is also a water bus stop directly outside the building which made getting into town very simple.

loved that we had a little common room to share with views of the canal. our room had a garden view and was spacious enough for the two of us for a couple of days. also we had a mini fridge which was helpful for breakfast items and there was a microwave we could use to heat milk for coffee in the morning in the common area and coffee maker in the room. the location is right off the s Samuel stop so east access. best to book trains so you can utilize the water metro after 8 am is when that normal service runs because water taxis are €60 and upwards in Venice

The building that my room was in was just exceptional, historic and very cool. The lighting in the room and decorations were really great. The room Was very small so our suitcases had to be on the bed or the floor but had a great armoire to put our clothes in. It also had a window from which we could see the canal. So much character. I loved the wood floor. The bathroom was a nice size.
